Bluffton ZIP Code Directory Coverage
Two general-delivery postal ZIP codes are supported by the Bluffton research: 29909 and 29910. The facility and address examples below establish a postal association, not a legal boundary. A particular delivery point still needs an address-level USPS lookup. That distinction matters in Bluffton because a postal city label may be used for an address outside Town corporate limits.
| ZIP | Bluffton-area evidence | USPS facility | Record-use note |
|---|---|---|---|
| 29910 | Town Hall, Old Town, and many County election-site references use Bluffton, SC 29910. | Bluffton Post Office, 25 Thurmond Way | A Bluffton postal city does not establish Town jurisdiction. |
| 29909 | County material includes Bluffton, SC 29909, including New River and Pritchardville-area voting references. | Bluffton Carrier Annex, 208 Red Oaks Way | USPS address lookup decides the code for a specific delivery point. |
The Town uses 29910 for Town Hall. County property and election references also identify Bluffton addresses in 29909. Neither example means the line around that ZIP follows a Town boundary, tax district, court jurisdiction, or parcel line.
Bluffton Postal Sources
The USPS ZIP Code Lookup is the authoritative first check for a standard mail address. Its address results standardize delivery formatting, but USPS cautions that a displayed address does not guarantee a business is actually located there. The same restraint applies to people: a postal result is routing information, not proof that any individual is present at the address.
The facility association for 29909 and 29910 comes from a USPS South Carolina service notice. It identifies the Bluffton Post Office at 25 Thurmond Way for 29910 and the Bluffton Carrier Annex at 208 Red Oaks Way for 29909. No authoritative PO-box-only or unique Bluffton ZIP was verified in the research, and no verified ZIP split or realignment year should be inferred.
Postal codes are one frame of local geography. The Town's rapid expansion from roughly one to 54 square miles adds another. A street, neighborhood, Town boundary, and ZIP can describe different areas even when they share the word Bluffton.
Note: USPS results verify mail routing and standardized address formatting, not Town jurisdiction or personal presence at an address.
USPS Fields for Bluffton ZIPs
USPS provides more than one way to confirm a ZIP. Address mode is best when a full delivery point is known, and city or ZIP modes help when the starting fact is broader. Include a unit when it is available, because the unit can affect mail routing and keeps the check tied to the intended address.
| USPS field or mode | Input | Use for Bluffton research |
|---|---|---|
| Street Address | Required in address mode | Validate a specific Bluffton delivery address. |
| Apt/Suite/Other | Optional | Separate unit-level mail routing when known. |
| City and State | Required in address or city-state mode | Use Bluffton and South Carolina as the starting postal description. |
| ZIP Code | Alternative input by mode | Use for Cities by ZIP Code or alongside a known address. |
| Lookup modes | By Address, By City and State, Cities by ZIP Code | Select the mode that matches the available address fact. |
A confirmed ZIP narrows a search to a mail-service area. It does not create a ZIP filter inside County property, Register of Deeds, Town permit, or MySCVotes forms. Those forms use their own record keys.
Find Bluffton Records Within a ZIP
A ZIP-based search works by turning a postal question into a verified address and then into the identifier the next custodian accepts. Beaufort County's current property form takes a street address, owner name, PIN, AIN, or legal description. The Register of Deeds Advanced Search uses names, dates, document terms, legal descriptions, and parcel numbers. MySCVotes requires name, county, and date of birth for an individual's own lookup. None of the inspected forms displayed an explicit ZIP field.
- Use USPS address or city-and-state lookup to verify whether the precise delivery point is in 29909 or 29910.
- Check Bluffton Explorer for Town-limit context. Do not make that judgment from ZIP text.
- Use Beaufort County Public Access with the street address. Capture the situs, PIN, legal description, and owner field if a result matches.
- For a title question, move to the Register of Deeds Advanced Search using a parcel, legal description, or party match. The current Neumo system begins converted data on February 23, 2026, while the legacy route reaches through February 19, 2026.
- Use the Town permit and plan route only when the address lies in Town jurisdiction. USPS postal information alone does not decide that issue.
Once a ZIP narrows the location to a named road, the Bluffton street directory has the fuller address-to-parcel and deed workflow.
Bluffton Property Keys by ZIP
The Beaufort County Public Access service is the County bridge after USPS confirms an address. Its real-property instructions allow a street address, owner name, PIN, AIN, or legal-description route. For an address search, the County suggests spelling out the street name. When matching fails, omit the street type and compass direction rather than adding more detail. The property screen is refreshed each business day but is not the official tax record.
The research did not capture a ZIP filter in Public Access, the sales search, the ROD portal, the GIS viewer, Town CSS, or MySCVotes. The County sales search may display up to 200 results and export up to 800 rows to CSV, but the inspected interface did not expose a ZIP field. Treat a ZIP as an address-validation step, not as a promise of a complete postal-area record list.
Open the County's real-property search instructions before entering the next identifier. The property-search capture below shows the County routes that take over after the postal check.
The screen's address, owner, and PIN choices show why a ZIP needs to be converted into a complete address or parcel record before County research can continue.
Note: County Public Access is refreshed on business days, but Beaufort County says it is not the official tax record.
Bluffton Postal Areas and Town Lines
ZIP boundaries and Bluffton Town limits answer different questions. The Town Resident Resource Guide says the municipality grew from about one square mile to 54 square miles through annexation and has a patchwork boundary. A property with a Bluffton postal label, whether in 29909 or 29910, may therefore fall outside Town jurisdiction. That affects where a Town permit search, municipal-court path, Town FOIA request, or Town neighborhood resource belongs.
Boundary check. Use USPS for mail routing, Bluffton Explorer for Town context, and County parcel or deed tools for property and title. A ZIP code cannot replace any of those checks.
- ZIP code
- A USPS delivery-routing designation, not a municipal boundary or parcel identifier.
- ZIP+4
- An added routing segment that further sorts mail. It does not identify an individual.
- PO-box ZIP
- A ZIP assigned to post-office-box service. No Bluffton example was verified in the research.
- Unique ZIP
- A ZIP assigned to one institution or organization. No Bluffton example was verified in the research.
- Carrier route
- A mail-delivery grouping used by USPS, separate from Town and County jurisdiction.
Town neighborhood information is limited to corporate limits. The Town neighborhood list can provide geographic context, but it is not an address roster and cannot define a ZIP boundary.
Bluffton Tax Context by ZIP
Tax districts are another separate layer. The Beaufort County Auditor Tax District Locator is the County map companion for an address, while the property portal supplies the parcel fields. The recorded deed system answers a title question. A 29909 or 29910 label does not select the right tax district or establish an instrument's jurisdiction.
The research did not expose the GIS application's live layers, filters, popup values, or button names. Use the live address or identify choices that are available when researching, and do not assume a ZIP-search or buffer feature exists. If a tax or parcel item needs confirmation, follow the County office route rather than relying on a map image.
Note: A municipal map and a tax-district map can both be useful, but each must be checked against the specific address and its record custodian.
Historic Bluffton Postal Context
Do not project a current ZIP code backward as historical proof. For an older Bluffton address, start with a dated map, deed, plat, newspaper, census source, or archive description. The Beaufort District Collection identifies a 2006 unpublished Bluffton Street Index for street and parcel mapping, while its newspaper and obituary resources add dated local context. Neither source turns a current postal code into an earlier address boundary.
Beaufort County record survival has gaps after the February 1865 destruction noted by the South Carolina Archives guide. That makes source dates especially important. The Beaufort District Collection, South Carolina Archives, and Caldwell Archives are the historical fallback channels when a modern postal or property search does not answer an older question.
Note: Use a source tied to the target date before carrying a current ZIP term into historical address research.
Limits of Bluffton Postal Directories
A Bluffton ZIP code directory is useful for address geography and record routing. It cannot reveal a complete list of people within 29909 or 29910. USPS verifies mail formatting, not a person's presence. The owner field on a County parcel card may be distinct from the situs address, and a recorded deed identifies document parties rather than current occupants.
Use the narrowest official source that answers the question, and stop when it has been answered. South Carolina address-confidentiality and redaction protections can restrict information. Do not use public records to threaten, harass, monitor, or repeatedly contact another person. A correction or safety concern belongs with the responsible custodian or the South Carolina Address Confidentiality Program.
